GTA Real Estate Market Update: What Buyers and Sellers Should Know Heading Into Fall 2026

As summer winds down and we approach the traditionally busier fall real estate market, buyers and sellers across Toronto and the Greater Toronto Area are beginning to turn their attention toward what September may bring.

The GTA housing market continues to offer buyers considerable choice, while sellers are operating in an environment where pricing, presentation and strategy remain extremely important.

Although overall prices remain below last year’s levels, sales activity has been relatively resilient and the supply of new listings is beginning to show signs of moderating. That combination will be important to watch as we move into the fall market.

GTA Real Estate Market Snapshot

The latest GTA housing market statistics show:

  • 5,995 homes sold across the GTA
  • Average selling price of $1,003,956
  • Average prices down 4.5% year-over-year
  • 14,484 new listings entered the market
  • Average days on market of 32 days, up 6.7% year-over-year

On the surface, these numbers continue to reflect a market that generally favours buyers. Inventory remains elevated enough to provide buyers with choice, time to compare properties and, in many situations, room to negotiate.

However, one of the more interesting trends is what is happening with new supply.

New listings declined 17.8% compared with the same period last year, while sales declined by only 0.9%. If the number of new properties coming to market continues to moderate while buyer activity remains relatively stable, inventory levels could gradually begin to tighten.

That does not necessarily mean the market is about to shift dramatically, but it is something both buyers and sellers should be watching heading into September and the fall market.

Toronto Buyers Are Responding to Value

The Toronto market is also showing noticeably different results depending on property type.

Detached home sales increased 2.8% year-over-year, townhome sales increased 8.7%, and condominium apartment sales increased 3.3%.

At the same time, average prices remained below last year across these property categories.

This suggests that buyers have not disappeared from the market. Instead, they remain highly selective and price-sensitive.

When a property is positioned properly and buyers perceive value, transactions are still happening. Properties that are priced too aggressively relative to competing inventory can have a much more difficult time generating activity.

Semi-detached homes were an exception during the period, with both sales activity and average prices declining compared with the previous year.

What This Means for GTA Buyers

For buyers who have been waiting on the sidelines, the current market continues to offer some advantages.

Higher inventory provides more choice than buyers experienced during many previous market cycles, and the reduced level of competition can create opportunities to negotiate on price, conditions, closing dates and other terms.

That does not mean every seller is willing to negotiate significantly. Well-priced properties in desirable neighbourhoods can still generate strong interest.

However, buyers who are financially prepared and know what they are looking for may currently have more flexibility than they would in a highly competitive seller's market.

The key heading into fall will be watching whether inventory continues to decline as buyer activity begins to increase.

What This Means for GTA Sellers

For sellers considering coming to market this fall, preparation and positioning will be critical.

Today's buyers have access to significant amounts of information and competing inventory. They can easily compare recent sales, active listings, price reductions and days on market before deciding which properties to view.

As a result, simply putting a property on the market and waiting for buyers is not enough.

A successful listing strategy needs to consider:

  • Recent comparable sales
  • Current competing listings
  • Pricing strategy
  • Property presentation
  • Professional photography and marketing
  • Buyer activity within the specific neighbourhood and price range
  • How the property compares with other available options

The first few weeks on the market are particularly important. Sellers should monitor showing activity, buyer feedback, competing listings and new sales closely and be prepared to adjust their strategy when the market provides clear feedback.

Looking Ahead to the Fall 2026 Real Estate Market

September traditionally brings renewed activity as summer vacations end, families return to their regular routines and both buyers and sellers refocus on their real estate plans.

The GTA market remains price-sensitive, but it is far from inactive.

The relationship between new inventory, sales activity and pricing will be particularly important over the coming months. If listing supply continues to decline while buyer demand remains stable or increases, the balance of the market could begin to shift.

Every neighbourhood and property type behaves differently, however, which is why looking beyond GTA-wide averages is important when making a real estate decision.
